Exchange 106 recognised globally for its all round excellence by the Council on Tall Buildings and Urban Habitat and is now fully CCC compliant

Exchange 106 once again puts Malaysia back in the global limelight by being awarded the Award of Excellence for “Best Tall Building 400 meters and above” by the Council on Tall Buildings and Urban Habitat (CTBUH).
The CTBUH is the world's leading resource on the inception, design, construction, and operation of tall buildings and future cities.
The megastructure has also received its Certificate of Completion and Compliance (CCC) at the end of December, thus making it fully operational and ready to serve the business community.

Kuala Lumpur, 6 January 2020 - Malaysia’s own Exchange 106, stands tall amongst architectural titans like the CITIC Tower, Beijing, Shanghai Tower, and Salesforce Tower, San Francisco. In a December 2019 press release, the Council on Tall Buildings and Urban Habitat (CTBUH) announced the Award of Excellence Winners for the CTBUH 2020 Awards Program. The winning projects represent the very best tall buildings, urban contributions, technologies, and innovations emerging recently in cities around the world. Exchange 106 was announced as one of the winners in the “400m and above” category.

The CTBUH is the world's leading resource on the inception, design, construction, and operation of tall buildings and future cities. The CTBUH Awards Program is a yearly program that honours projects and individuals that have made extraordinary and noteworthy contributions to the advancement of tall buildings and the environment while achieving sustainability at the highest and broadest levels. Since the first building awards were created in 2007, this has been the first time the Award of Excellence has been bestowed upon a Malaysian building.

KL’s newest icon also received its Certificate of Completion and Compliance (CCC) at the end of December, thus making it fully operational and ready to serve the business community. One of the tallest structures in the world, Exchange 106 is the heart of Kuala Lumpur’s integrated financial, business, retail and transportation development, Tun Razak Exchange. Standing at 4,885,000 sq ft, the 106-storey building is currently working with global business, technology, retail, and financial brands who are looking to move into the heart of the region’s next phase of growth.

Exchange 106 was designed by Mulia Group Architects, led by Ali Moghaddasi, an iconic tower which is the centrepiece and the focal point of Tun Razak Exchange. Owned and developed by the Mulia Group, what is it about this tower that makes it extraordinary?

Moghaddasi shared, “A building is designed to suit its environment and should not be fixated in time. Exchange 106 looks forward and projects into the future. Throughout the process of designing the building, we looked at all the requirements from the authorities and special qualifications including acquiring the MSC status, Green Building Index (GBI) certification as well as the Leadership in Energy and Environmental Design (LEED) recognition. Naturally, we also went further, whether it was to provide a higher-grade marble flooring, high performance insulated glass, turnstile access control or a camera based car park guidance system, we looked for that extra touch, and implemented it within the building”.

Visitors to Exchange 106 will attest, that though the building wows at every turn, many of the unique selling propositions come from the intuitive design that comes from Mulia Group’s 40 years of experience in constructing and managing premium commercial property. The columnless office space with 360o views, the centre core service corridor where occupants access all common area services without going through narrow corridors, the acoustically treated ceiling boards, wudhu’ facilities at every common washroom speaks of Mulia’s philosophy of `going further”.

Keeping in mind its environmental responsibility and making reducing the building’s carbon footprint a core focus of its design, EXCHANGE 106 is a GBI certified building and has been constructed in a sustainable manner. This includes design elements that provide energy and water savings, as well as the adoption of extensive greenery elements alongside building wide energy and waste recycling initiatives.

“A building of this magnitude is iconic, and has a place like the Chrysler Tower, Empire State Building or the Rockefeller Centre. It does not date itself. It is always relevant,” says Moghaddasi.

Becoming highly recognizable within KL’s city skyline, is the distinctive diamond shapes of the Crown. The crown is made of double layered laminated low-iron clear and colourless glass panels with satin-finished stainless-steel framing in an elegant and cultured diamond pattern. Enhancing the glass is a sophisticated interlayer fabric with metallic coating on the external face customized for and unique to Exchange 106. Together with the triangulated and folded configuration, this gives the crown reflects the sky and becomes a part of the sky. Inside the crown is the Lantern, which provides a constant glow at night, the colours of which change to reflect the Malaysian currency.

“It is an absolute delight to our team and to the owner Mulia Group that Exchange 106 has been recognized with the Award of Excellence. It is an honour to be in the company of the other supertalls in our category as well as those that also received the award in previous years,” says Moghaddasi.

While the Award of Excellence is a technical achievement award, and Exchange 106 is in fact a technically excellent building, Exchange 106 will never be just another beautiful building. It will be about the Front Desk greeting and assisting visitors, the Auxiliary Police helping a visitor find their way around the car park, the housekeeper smilingly ensuring that the washroom is never less than sparkling, and the technicians working through the night to ensure zero downtime. This will be the difference that Mulia brings to the global commercial office market, the hospitality factor.
